redT Homes is an industry leader in finding the most suitable land for your development needs in the Denver Metro area. redT spends a large amount of time, resources, and man hours uncovering quality leads on projects for our partnered developers. By signing our Land Acquisitions Agreement, your company will be tapping into our network of highly skilled professionals and gain access to invaluable resources only redT can provide. Our team works exclusively to find off market deals all over Denver. Using our vast network of resources and systems allows us to regularly link developers to sellers before properties hit the market.
Due to the robust effort of our Land Acquisitions Team, redT offers our Land Finder Acquisitions Services to our clients that utilize our full line of offerings. This includes our Sales Brokerage and Marketing Services for the sales of the finished properties. It is our continued goal to offer great land deals and development services to clients that understand the importance of our Sales Brokerage by utilizing our team to sell the finished product. Below are the terms of the agreement to utilize our Land Finder Services and become a redT VIP.
We will place each developer, with a signed agreement, on our VIP list. Those on the list will receive the off-market opportunities that our custom campaign efforts generate. As we uncover leads that match your specific criteria, and you will be notified immediately.
1. All land deals offered to developers are inclusive to hiring redT brokerage Sales and Marketing team to handle sales and marketing of developed lots/land.
2. Brokerage services will include marketing fee and the developer may opt to handle marketing directly with outside vendors. A proposal and marketing addendum outlining the services and fees are available upon request.
3. Sales success fees are 6% with 2.8% paid to the buyer’s agent and the remaining are paid to redT. Fees are paid upon the successful closing of the property, on the day of the Settlement.
a. For units valued at over $1.5M per unit, sales success fees will be 5% with 2.8% paid to the buyer’s agent and the remaining are paid to redT. Fees are paid upon the successful closing of the property, on the day of the Settlement.
b. If a developer brings their own unrepresented buyer the sales success fee will be reduced to 3.2%.
4. redT will offer primarily off market and occasionally on market deals only to specific developers that have signed the Land Acquisitions Agreement on a priority basis.
5. Land offers are confidential and are not to be shared with other developers/clients without the written consent of an officer of redT.
6. This agreement governs all properties offered by redT.
7. Upon receipt of the land offers please submit offers/communication within 48hrs of receipt. I hereby understand and agree to the above outlined agreements.
